DESIGN REFERENCES FOR PIP SUPPORT

BD initial analysis and support.

  1. Public Areas and rooms initial reference document combining existing hotels and oriented images to create a general look&feel proposal for the hotel based on location and building characteristics.
  2. Initial document submitted to BD department to support a PIP and Feasibility process.

CGIS FOR PIP SUPPORT

BD initial analysis and support.

  1. Public Areas and rooms initial reference document combining existing hotels and oriented images to create a general look&feel proposal for the hotel based on location and building characteristics.
  2. Specific analysis of standard room and design proposal. Layout distribution, fit out and FFE proposal. CGIs development based on brand design and look&feel and property specific characteristics.

DEFINITION OF PROGRAM, FUNCTIONS, AREAS AND MOODBOARDS

Previous to signing design initial analysis and basic proposal.

  1. Property visit, property analysis and feasibility report based on property state and possible design proposal.
  2. Room design orientation based on brand room selection. Moodboards, materiality and initial layout.
  3. Public areas initial layout distribution configured and reviewed together with F&B department.
    Public areas moodboards and references.

DESIGN INTENTION AND BRAND ALIGNMENT

Development of property Concept Design, including a full design package to support a tender process to cost and support the project budget.

  1. Inspirational definition of the style and design intention, explained through general and specific graphical references, aligned with the brand and the location.
  2. Design Moodboard and narrative: first reference images and design intention aligned with the brand.

EXTENDED CONCEPT DESIGN IN GUESTROOMS

Development of property Concept Design, including a full design package to support a tender process to cost and support the project budget.

  1. General layout and elevations of guestrooms.
  2. Extended definition with layout dimensions, decorative lighting diagrams, finishes and FFE (without detail specifications)
  3. Professional CGI Visualizations.
  4. Review of design drawings & documents: Recommendations for improved performance/cost efficiency
  5. Supply as necessary of sketches or diagrams to illustrate recommendations
  6. Advice on layouts, on proposed technical alternative, on sample materials proposed.
  7. Participation to design meetings (at discretion of Hotel Consultant)
  8. Issue of regular written reports to owner.
  9. Assistance to prepare: Off-site mock-up room (when applicable) and site sample room.
  10. Participation to additional design meetings (at request of Owner).

MUR PACKAGE DEVELOPMENT

Development of Room and Bathroom detail design for execution.

  1. Previous design analysis based on brand, location and building characteristic.
  2. Full room development. Layout distribution, elevations composition, materiality, look&feel, technical specifications.
  3. Finishing layout.
  4. Electrical and MEP layout.
  5. CGIs room (4) and bathroom (2).
  6. Fixed furniture shop drawings for tender.
  7. Loose furniture specification, model, finishes.
  8. Lighting features specifications.
